We just got a quote yesterday for a 5x8 bathroom. It is $11,240. Client responsibilities to buy:
Tile, grout, thresholds, faucets, vanity, shower door, toilet, mirror light, exhaust fan. |
We're doing our 12x6 (alcove shower/separate tub) for $25k with the client asked to provide vanity faucets, mirrors, wall lighting and hardware. |
That does seem high. We had a bath renovation with very minor plumbing moves in a slightly bigger space for I think $35 k or a little more all together? I’d get at least one more quote. But keep in mind you will pay more if they source everything for you. We ordered everything ourselves and it was a huge pain but saved money obviously |
Me too. I am now GC ing myself, 75,000 is not going to happen. I can get this done, according to my estimates from my subs for around 11,000.00. |
New poster. Can anyone recommend a contractor that is honest and does good quality work that would work in Montgomery County? We have a 2nd floor bathroom that's probably 8x10. We think the supports under the floor need to be fully redone (gut the walls and floors, replace the supporting beams) but leave the layout the same. It's just a shower, toilet, double vanity and replace a few windows with tile. I understand fixtures are the biggest variance. Anyone that has had a good experience (on time, on budget) would be appreciated. I've had quotes for probably $25-$40k but not really impressed so far with who we've seen. I also don't want one of those firms that basically just talks their showroom and doesn't think through issues with older homes. |

Standard gut and replace nothing fancy diy cost 3k. Floor and decor, Home Depot for toilet, electrical, faucets, etc. maybe a fancy frameless glass door setup. Mid grade diy 5k High end diy 8-12k. Move Some plumbing, Nice tile materials, restoration hardware vanity, frameless glass, etc. Very high end diy 20k. Bookend marble shower, curbless, etc. Sistering joists add 500 per joist including new subfloor materials and labor. Add 10-60k onto these numbers for labor, permits, moving things, etc. |
Insanely high to me…I just had work done in a small full bath in a Fairfax. New tile floor, new tub/faucets, tile shower walls, and new toilet. Old pipes were updated. There was a leaking issue and that was resolved. I paid under $9k for materials and labor. I painted and changed the light fixture myself. Very happy with the job. |

More or less the same experience here at the same price - we remodeled in 2022. |
Are those bathroom-only places a better price then a gc? Like Dulles bath or nova bath? |
Do Home Depot and Lowe’s have people who can help? |
Didn’t compare to G/C but we got quotes from a few and they were all quoting roughly the same price which was much cheaper than our design build firms quote. |
Are you all getting the good waterproofing, like Schluter? |
