Are you replacing applicances, flooring, lighting, and how many cabinets (especially base cabinets) ? I would think 50K is tough for a kitchen.


- Not replacing flooring or lighting or most of the appliances: just a new oven (~4k induction) and microwave (<1k type for sure).
- replacing 6 base cabinets, 6 upper cabinets, new sink and faucet (counting 1.5k?),
- not moving plumbing but closing gas line and would like to move where the electrical oven would go (on wall instead of island).
- Quartz or marble (if DH lets me..) countertops, not the tippy top but aiming for good quality

What do you think?


And after looking more online and the relatively simple design of my kitchen: semi-custom would be perfectly enough

PP- I would reconsider the lighting. Under cabinet and layered lighting really helps. If you only have 6 base cabinets you probably can get semi custom cabinets for 15k. Don’t forget backsplash tile (1k) and cabinet hardware (300-500 for 12 cabinets)

Ours was $45k not including appliances. It was down the studs and we had to move plumbing which was very expensive. We aimed for mid range price on most things. Our kitchen is a decent size but not enormous.

$100k is plenty to work with with lots of cabinets customization. You can buy many things off the shelf, and then add in some customization if you have specific requests.

We spent only 60K on a medium kitchen (300 sqft) and got new floors, Ikea cabinets with semi-handmade fronts, new appliances, backsplash, Ceasarstone counters, minor electrical and one non-load-bearing wall removed. Custom cabinets would have been an additional 10-15K based on the quote we got. We are in Fairfax County.

These threads are so helpful...and honestly make me think our kitchen might get a remodel sooner rather than later.

This thread makes me feel like a sucker as I'm looking at 200K for a smallish kitchen with mid-range appliances (although a good chunk of that is going towards removing load bearing walls and replacing flooring in an adjacent area).

This is more than kitchen remodel! Once you are rearranging walls, that's not just cabinets/flooring/plumbing anymore.

PP- I think it is not that hard to get to 200K- I found that there is a lot of scope creep, and updating the rest of the floor to coordinate.

We are just about to start. We spent about 20k on appliances. The rest will be about 75k.

-new hardwood in kitchen and dining room
-tile floor in mudroom
-refinish flooring in remainder of downstairs to match
-new recessed lighting in kitchen
-semi custom cabinets to ceiling, including a tall pantry
-quartzite counters
- sink, faucet, hardware on cabinets
-under cabinet lighting
-added electrical panel
-New outlets and light switches
-new interior doors
-new shelving and lighting in pantry
- paint
- new baseboards

Hi! I am thinking of something in this neighborhood (~100k). Did your general contractor work off a designer's plans, and the designer was only 5K? Got quoted 20k for design to gut a kitchen and bathroom and doing homework on all this now - would love to hear a little more!

Same. We have 10x13 kitchen.
Opened a wall, added a peninsula, all new cabinets (Barker cabinets- all plywood custom sizes). All new appliances, under cabinet microwave, under cabinet and upper cabinet lights. Big range hood, duel fuel range. All drawer lower cabinets and new tile floors. But 8 years ago and a local small business GC who was an immigrant and worked with 1 other guy. I planned and designed, ordered everything and drew up specific build plans down to where the outlets have to go (read the building code) and supervised construction daily.

The cost difference between a marble countertop and a cheaper one is negligible in the big picture, so you should get what you want. The big cost is going to be labor.
It's the same with many cosmetic things. The backsplash for example could cost $2000 plus the cost of the tile. You could use white subways from Home Depot which cost pennies or you could get what you want, but the $2000 isn't changing.
An old house will cost far more to remodel because old electrical and plumbing will have to be replaced. That is the situation I ended up in. Most of what we paid for is invisible.

Figure labor is 50% of the cost. So take materials cost and double it, essentially, to get a rough estimate.
