Waterford, pockets of the unincorporated part of Leesburg, Lovettsville.

Middleburg is heavy on equestrian, but I think the commute would be worse from there than Leesburg area.

Lots of farmettes in those areas. In particular, look at the HOAs bordering the power lines: English Hills, Summerwind, etc. They share a system of dedicated, interconnected bridle trails and many lots have barns (or repurposed buildings that used to be barns). A convenient, close-in place to keep your horses at home, or lots of small boarding/co-op barns if that’s the setup you prefer.

If you’re willing to consider MD, look at Calvert County, specifically Owings, Dunkirk, Sunderland, and Huntingtown. We’re in Sunderland and DH has a 45 minute commute into DC. And once you clear PG county, there’s little to no traffic.

Isn’t PG county’s crime a concern? I’m not sure about Calvert County, but PG’s schools are unfortunately some of the most socioeconomically disadvantaged in the region.

Check out Potomac, MD. Close to DC and very horsey, or look into the "Ag Reserve" in Montgomery County MD where you can buy a rural property with facilities for a horse.

Not in Virginia, but take a good look at Davidsonville in Maryland. It’s rural with large homes and large lots, and it feeds to the South River HS school pyramid, which is a top-performing district in Anne Arundel County. It’s probably a far better commute to DC than any rural area in VA as well, as it’s a straight shot on 50, about 35-45 minutes.
