OP, I feel you, we are trying to play a game of Tetris in our 1800SF house and want to move the stairs. And raising the roof because right now our second floor is built into eaves and it would be great to have full-height ceilings everywhere. We started with an architect and got frustrated that the designs were wildly out of budget when we priced them out. We are now gearing up for a round 2 with a dramatically reduced scope, but still will gut-renovate the entire house and rearrange things. If it helps, we've had to reign in our design and omit any basement work (except for the stairs being moved) and we are looking at $300-350K. In casual conversations the contractors estimate that moving the stairs adds 30-40K to the project, but it's really key to us getting the feel and flow we need. We bought the house a decade ago and we like our neighborhood, but it would be way easier to just move if prices were lower.
