Otoh you won’t know the full cost because some of it could be baked into your premiums going forward. |

patio below the deck and access to the back from the basement glider.
$8,400 20 x 17 cement patio right below the deck, and 11 x 20 pavers with a low paver wall. Took 3 full days in between the rain last weekend. They needed to extend the drainage hoses under the foundation and the pipe for the condensation drain from the AC unit. I made a modified french drain for that and the extended hose for the down pipe as part of the paving. Decided I didn't like the transition between the concrete and grass so I'm spending another $325 installing pebbles and stone pavers around the end of patio onto the grass and for easy access to to the drains. Kept the seating simple with the $18 Adirondack chairs on sale at target. |
If I get a price quote now, can I get it adjusted (since the project won't start until January 2023 anyway)? |
What vendor on Etsy did you use? I am interested in doing this. |

Great thread. Nice to hear what people are doing and what price range they are in.
Built my own shed at the height of the lumber panic last year, which was bad timing, but I think I was all-in for $1200 vs a professional at maybe $5k now. It took a bunch of hours, but I am happy to have learned how to do simple roofing, windows, etc. We hired an architect to draw designs for a large reno/addition late in 2020. That was $8500. Really bad timing on that one so we are effectively sitting on it. The problem with that is that we now are "frozen" in terms of any other projects. Like our kitchen flooring is terrible at this point, but I don't want to bother doing something there and then tearing it up in a few years again. |
Not why prices went down and only framing lumber is down. |
Wow, you guys are getting great prices. Can you recommend some of your remodelers? |
Agree. Great price. |
