just started but my goal is to get a rejection and then in a month come back to the same house and bid even lower, i want prices to be around 2020 spring

I have been watching since Covid and prices were going up and up and thank god no more going up , just flatten already overpriced houses. Yeah shark, there really big sharks out there you better learn fast so you don’t end up be bitten

Not every seller needs to sell. Plenty can just hold off, others can rent. Depending on where you are, military housing allowances effectively set a floor for the rental market so that's always an option.

As someone who has purchased 10 rental properties in as many years your approach is stupid.

I’m not even buying ANYTHING until after this year is over. Just collecting cash in the form of rent. The real deals will be had by cash buyers when this whole thing exhausts itself.

I can see prices going down a bit, but 2020 level is a wishful thinking, because inflation is also higher now. This premium in price isn't just because of pure bubble appreciation, but also because everything had gone up in price. The homes aren't more expensive, it's your money buying you less these days. The bubble part is related to ease of borrowing, cheaper rate loans and people still having bigger buying power with their savings. This is the bubble that will pop. Fewer people with disposable cash, because you now have to spend more of it to buy the same things, fewer people willing to take more expensive monthly payment, this will drive prices down a bit, but not necessarily to the level OP wants. OP is also not the only shark in the sea, lol. Right now she is talking about sellers desperate to make highest possible return, not the sellers who are losing their shirt.
