Bumping! For a 5x8 bathroom what is cost to demo concrete floor where pipes to sink, tub and toilet drain are. These pipes branch to a waste stack that has to be replaced. Would need the pipes replaced and the concrete demoed. Then floor prepared so I can tile it myself. Demo wall tile on 3 walls. (I'd also tile that)
Keep original sink, toilet and hopefully cast iron tub. 1920s semi detached home. |
So it’s more of a full rehab than just a renovation. For that work, the price you were quoted doesn’t seem so wild. |
I just had this done. Concrete demoed, demo down to the studs. I moved/relocated everything (tub, sink, toilet), the waste stack and all pipes to the bathroom were updated (they were all old copper pipes), reframing and leveling of floor (joists had to be shaved down to level with the floor outside). My entire labor costs was $15,000 but I don't know how much of that was demo and updating pipes/relocating plumbing and finishing the rest of the bathroom, which included recessed shelving in tub, recessed medicine cabinet with outlet inside, etc. Fixtures, including tile was about $4000 (on the high end but not luxury). Building materials about $3000. I did not reuse anything so everything was new. Hope that helps. |
Wow, Thank You SO MUCH for posting this!!! Did you do it in DC perchance? Any way to share your contractor's contact info?? |
Sure, https://www.hbremodel.com/ Good luck! |
We are just finishing up a similar remodel now (MoCo). 5x8, gutted except for some drywall that was still usable. New tub, toilet, vanity, fixtures, etc. Labor is $10k, everything else will come in around $8k I think (still need the last receipts from the contractor). Mid-grade everything, nothing major moved. Contractor is owner/sole employee. |
Forgot to mention - old bath had mud set tile from 1985. Demo included the old awful subfloor which was replaced to bring it up to code. |
I agree with last posts, we had two bathrooms redone for 30K including labour. |
Similar size bathroom. $7500 labor and fixtures/toilet/faucets/tile etc $4000. Not including electrician and plumber charges (upgrading to CFGI outlets and lighting and moving drain/supply lines to expand from single sink to double sink vanity). All in so far $11,500. Not in DC. Materials/tile from Floor & Decor and Home Depot. |
We paid less than 20k. Down to studs and replaced everything. Replaced tub with a shower with custom glass and used nice materials (tile, shower fixtures etc). |
PP again. We had previously done a different bathroom for less. We paid a flat labor rate (I think 6k) and then paid for fixtures, tile etc ourselves. It was definitely less expensive but the whole thing was a headache and the end result not as good. |
Wow thank you OP and others for posting. We have been getting quotes of 35k to 45k from design/build firms (as part of a larger project) and a kitchen/bath boutique. This is a good reality check. |
