20015 - Barnaby Woods - What will this go for?

In real life, the house is a very pretty, deep red color. The pictures don't do that justice. In person, the house looks very inviting from the outside.
As for the inside--oof. Buyers will need to see past the clutter and some odd choices that could be quickly remedied.
As someone newish to Barnaby Woods, I can say the neighborhood surrounding is such a sweet find.
Watching along with y'all.

No. The red painted brick is really unattractive. It's garish. Walk by there and the best thing buyers could do is paint it. The rest of the street is so pretty.

It's can't be quickly remedied. The entire thing needs to be renovated. Painting the interior will be $30K. Look I'll be jumping for joy if an unrenovated house -- minus ugly kitchen -- goes for $1.4, don't get me wrong.

They did, it's dreadful. First thing that needs to be done for this house (besides pulling out the green carpet in basement) is hire a painter and paint everything. The exterior of the house would be one of the first things I would paint.

Goos news is for the buyers, house around the corner sold for $3million and house up the street on Pinehurst Circle sold for $2.5million, so there is a lot of upside.

I see Pinehurst, but unless you're talking about the very modern house on Oregon I don't see the $3 million. Which one do you mean?

Pinehurst was renovated, with almost 1000 more square feet, 3 more bedrooms, 2 more bathrooms, a pool, larger garage, and the lot was flat (and is larger)- sold for $2.45. Getting to that comp will take about the difference in price so not exactly a deal/steal.

PP here. Figuring out the grading alone of the back will be quite costly on Worthington.

That’s insane for that house. We looked at it. The kitchen is terrible and the first floor has really bad flow. The baths are small. The floors that were the best were the attic and the basement!

Yikes, I guess gone are the days you could get something at list or near in Barnaby/Hawthorne
