Can i wait for the open house

That wouldn’t fly today, in this market. We got a similar offer and declined it. Got a couple much better offers the next day.

It’s been a caravan of showings for 2 days now. I highly doubt it’ll last till Sunday even though it’s says offers due on the 15th.

oh this is harrison. it'll go over, idk by a lot tho.

owners would be dumb to not let it go through the offer deadline. they never know what they'll get in this market.

No the office isn't the garage. There's still a garage. Looks like the office used to be a breezeway that got filled in.

When we were looking, we liked to do an initial showing before the open house, have the agent let us know if they get any offers before, then use the open house as a “second look”. It worked out well

This is good. We've done confidential offers or whatever it's called where is take it or leave it and they're not allowed to disclose the amount or even the existence of the offer to other prospective buyers or their agents

Agent here. I get exploding offers all the time and wait until the deadline. If early offer people really want the house, you can get more out of them at the deadline. Last week I had a house at $975,000 and received an exploding offer at $1,050,000. Waited for deadline and that offer came back at $1,150,000 and it bid up an all cash offer significantly. We went with the slightly less all cash offer.

Usually people with exploding offers cannot compete with all cash or have other issues. Wait for better offers before taking their offer.

Depends on what the listing agreement says. If sellers say agents can disclose the existence of other offers, what are you going to do? Withdraw your offer? Petulance does not work in this market.

Money talks. No one ascribes petulance to the highest offer with no contingencies.
