they are all the same. just pick one that gives you the most benefit - sky miles, rebates, lowest commission, etc.

You can search all the houses that sold in Oakton around your price range for the past 4 years. It will tell you which agent was the selling agent for each property. You can see which agents have properties that are overpriced and sit for zillions of days on the markets, and which agents sell properties well. Look for agents' listings with lots of flattering photos of the property, a short days on market, and a contract price close to the list price.
