Did you sell (or try to sell) your house this past summer/spring?

How bad is it out there for selling a house? Did your house sell? How long did it take to sell?

We wanted to this summer, but in spite of getting it 95% ready, we never listed it b/c the prices just kept going down-down-down. So we'll hang in there for a while. Possibly 2 more years.

We just sold our house. Houses are selling of they are nice and priced properly. By properly, I mean with current comps -- not what your house was worth or you perceived it to be worth 2 years ago. Also, buyers are assholes now. They are incredibly picky and they will nickel and dime you. It's hard, but you can't take it personally.

We did and it was a bloodbath but we took advantage of lower prices on the buying end as well as lower interest rates.

Yes, we sold this Fall - listed this summer.
It got pretty ugly, and we live in a "very desirable" neighborhood inside the beltway.

We sold for 25K over what we bought it for, so with commissions and improvements - we lost money.

There is no way of knowing what the market will do in the next few years, I no longer listen the so-called experts. in 2008, they said the DC market would be back to normal by 2010...but they were quite wrong.

Bottom line, if you need to sell - then sell this spring, otherwise don't try to time it!

OP here. How was it a bloodbath? I'm trying to decide whether it's worth it to sell and buy this coming Spring.

This past spring was actually one of the best times to sell in the past three years due to the homebuyers' tax credit which expired. This coming spring will not be comparable to last spring at all.

Sold our condo in DC earlier this year, put it on the market in the spring and had a contract early summer. Ended up selling for significantly lower than the original list price, which was already lower than some of the comps in the area.

Personally, as one who has bought and sold several times, I am THRILLED buyers are assholes now. For too long it was the sellers that were assholes. Oh, how the tables turn!

Yeah, but some us are now stuck for a long time ...as the buyers when the sellers were a-holes.

We lived in a far out suburb that was still under construction so it probably does not relate to your situation but we bought our house for $650K and sold it for 450K. We lost all of our profits from prior homes only took about 50K in cash away from the transaction. Our new house is smaller and closer in but it makes more sense for us.

Completely depends on where you live. We sold in Alexandria in 2 weeks time. But it's a good neighborhood and location.

Agree with PP We bought in Arlington in 2001 before the spike in prices and sold in March 2010 and did very well with multiple offers. We bought a larger house in Arlington and houses in our new neighborhood also seem to sell quickly.
