Vienna neighborhoods

We're looking at homes in Vienna and are wondering about specific neighborhoods that have a community feel, good schools, and close proximity to metro. We really like colonial style homes and are looking for a 4 bedroom with decent size lot. We also would love a neighborhood with sidewalks and lots of kids. We currently live in Del Ray and love that feel. Suggestions?

Yeah, no kidding. That is indeed the question. Good luck finding anything livable under 800k with your criteria.

see houses around $700K there with all those requirements...not $800K.

You might like a lot of the neighborhoods off of Lawyers Road, just outside the town limit. These are in the Louise Archer & Flint Hill districts, primarily. The lots are not huge within the Louise Archer boundary, but people are willing to sacrifice lot size (and pay a premium) for that school. The houses in Flint Hill, in some neighborhoods, tend to have slightly larger lots as you head toward Hunter Mill Road. I commute from this area & it's about 10min. to the Vienna Metro station. Some neighborhoods to consider in that area are Barrister's Place (huge w/ tons of kids), Lawyers North, Balmoral, Gunnell Farms, Glencannon, Carriage Hill, Wendover (large lot sizes). This whole area is convenient to downtown Vienna.

Also on the other side of Vienna, you might like Shouse Village (large established neighborhood w/ community pool), but I don't think Metro accessibility is as good there.

There are several neighborhoods off of Beulah Road that you might check out too. These feed into Wolftrap ES, also very good. I'm thinking of Eudora & the adjacent neighborhoods. Accessible to Dunn Loring Metro (about 10 min). Also convenient to downtown Vienna.

Depends what you mean by a decent lot - an acre lot in close-in Vienna is going to be around $1M or more.

A quarter-acre, maybe in the $700-$800K range, depending on where you are.

In my neighborhood, the lots are ~ 1/4 acre but one side of the street (not mine) backs to a wooded area, so those lots "seem" much larger b/c you have no neighbors behind you & therefore much more privacy in back. Our lot is roughly the same size but b/c of the way the house is sited, we are much closer to the houses that back up to us.

thanks for the feedback. good size lot means about 1/4 acre to us. just larger than what you'd get in arlington/falls church. we want to be close to neighbors so kids have friends to play with.

Then I think the n'hoods I listed at 10:19 are worth looking at!
