$1800 for a leak test?

Anonymous
First floor ceiling has a leak.
Was quoted $1800 for two guys to come out, drape area en floor in plastic, cut open a 3x3 hole to examine, and spray from the outside with a hose to try to determine the source of the leak.

No guarantees they will find the source, does not include treatment remediation or closing back up.

WWYD?

This is a GC, two different roofers said I need a GC for this.

Call more roofers!

When we had a leak, we had a roofer come out. A good roofer should be able to figure it out. They shouldn’t need to cut open ceiling.

Wait, are you in a two story house? Are you sure it’s not a plumbing leak?

+1. What is directly above? I assume the ceiling has water marks?

It’s a two story house but that part is under a deck.

Is there a faucet or drain anywhere near it? Have you tried using the faucet or drain to see if the leak gets wetter?

Water leaks can be weird.

It’s very clearly linked to the weather.

99% it's a poorly flashed deck. I see it all the time.

Weather related. Under a deck.
Bingo.
It wont just be one area because flashing should be continuous.

I'd reflash and reroof that area.
