The first photos show a gorgeous, modern house with an equally modern ADU, plus an adjacent 6,507 sq. ft. vacant lot, all for just $450k. The actual house appears to be... a sort of aging Tudor built in 1930, sold strictly "as is" (estate sale?).

I saw this as well when browsing and similarly was confused, but only for about half a second until I saw "BRING YOUR BUILDER" in text on the several different renderings. Unnecessary to include multiple different renderings but pretty clear it is just advertising a tear-down

Sorry. I agree with OP. I don’t see anywhere other than sold as is that makes clear what is being advertised. Maybe you have to do more than a quick scroll of the photos. I also don’t see a true photo of the actual house straight on.

The pay-to-play realtors associations just don't care. Listings can have as much fiction as agents want; anything goes in the real estate "profession." It's probably written somewhere in that "ethics" code that they're so proud of.

I like how in the fake photos, the lot has been transformed from being extremely sloped to being totally flat! In agent-world, everything can be make-believe and it's all just part of making the sale.

OP here. Of course I understood the existing house is a teardown. The blunt tool in the shed is the realtor who failed to notice that my op already distinguished between the AI and existing houses.

My point was about the deception here.

Under “Key Things to Know” the realtor put, as one of just 5-6 bullets, “Modern home features large glass walls and a curved roof amid trees.”

As if this listing is describing an existing home. Which it’s not. Weird, and borderline deceptive, which apparently some realtors here don’t want to face.

This is the deceptive part. What is shown is virtually impossible to achieve.

It's very sloppy. Is it a real listing with a real agent? The name/firm looks odd.

I don't think this is a real agent. She has some online presence but it's very strange. "Mrs." in front of of her name, not many listings, the price is very low for land in TkPk, and her Linkedin says "neuroscientist and real estate agent." Scam vibes for sure. Seems obivous. If not, a totally unprofessional situation.

One of the four bullets claims “Sligo Creek frontage.” Which it’s not. It’s across a somewhat busy road from Sligo Creek Park and Sligo Creek.

This must be what my realtor friend was recently talking about when he complained about the AI tool his company had picked up to write bullets and descriptions for listings. Yuck.
