Downsizing in NoVA or nearby

With kids all going to college soon, we’re thinking downsizing. We’d like to stay in Virginia, and we don’t want to spend more than half a million on the next house. Both of us can work from home. Where are newer, smaller (3000 sqft) houses?

3000sqft is not what most people consider a downsize. Newer houses much smaller are going for close to a million all around N. Va. You could do that easily in W Virginia.

We will be soon in similar situation, and I sometimes think Richmond is a good place to move to.

Where in West Virginia can we find houses in decent neighborhoods? Maybe we don’t need 3000 sqft, i haven’t thought much about it yet.

I've been looking OP; what you want is not available, even for under 2000 square feet unless you want to buy a condo or a townhouse in a 55+ community. Even in the cheaper areas of Virginia, unless you buy a fixer upper.

It's nice but the housing is no longer inexpensive unless you move to a "bad" area. Believe me, I been looking.

The only place I've found so far where I can get a one level inexpensive house is Kansas.

No, they attend private colleges, one on the east coast, the other on the west coast. Our house is in a sought after area with great schools. I was just browsing Redfin and Charles Town in WV seems to be a good location and houses are very affordable. I am wondering if non-white people feel welcome there.

How far south are you willing to consider? Stafford, Fredericksburg and the Richmond area have more affordable housing options.

As long as you can ignore the MAGA signs and some confederate flags you will be fine.
Sell your house and rent and see how you like it.
