Residences at Salamander

Does anyone have any inside information about these homes? They seem to be sitting on the market for a long time with no price reductions. Is it the price, or the location, or something else? We're looking for a home in Middleburg and these seem appealing (at least from the online pictures) but since we're across the country, I can't visit in person to check them out. Thoughts??

I feel like every resort in the country started selling plots of land in the last ten years and I have no idea if it’s actually profitable or all a big scam.

Yes. Plus the HOA and other fees only go up.

Are the concierge services REALLY going to continue after 5 years. Also, why Salamander? Because you name things after the things you kill?

I don’t know! Sheila Johnson has been using that name since her daughter was on ponies. So it way predates the hotel.

I just brought up one listing for $2.7 million (which seems to be the cheapest), and it's only a 2bed/2 bath, but 3963 sq ft. I could only find the floor plan for the main level -- not clear where all that square footage is to be found.

I think the target is older, wealthy people. Empty nesters.

Most if not all of the places haven’t been built yet. What you’re seeing sit for a year is just a builder’s vision, not an actual house.

If you’re looking for a home in Middleburg, Salamander or not, you really need to plan a 10-day trip here to see if it’s really worth it. It’s a “one lane in and one lane out of town” town that has an immense amount of visitors every Thursday - Sunday. The crowds are significant in the late Spring/Summer/Early Fall. There is one grocery store in the town.

Salamander the resort is not good value, poor service, meh food. If same management vision and execution applies to home amenities, flee.
