One of the better examples of new construction?

Del Ray, Alexandria. $3 million. I know you will all have opinions about that.

But looking at the house itself... it's a pretty pleasant example of "new construction" - like it actually maybe kind of fits in with the neighborhood and old vibe? There are things I don't like (fixtures, etc) but overall I think it looks nicely designed. Thoughts?

It is very nice and that location is wonderful. It is a bit overpriced—although that seems to be the trend in new builds/massive renos in Del Ray/Monticello Park/Beverley Hills.

The developers lately seem to prefer to overprice it then slowly whittle the price down until they find a buyer, vs pricing it to sell quickly.

Well, maybe it fits in the neighborhood. If it's almost 6000 SF and has that narrow front then it's quite deep. In other words, the house is basically a rectangle with the front and back the short sides. The floor plans confirm this, even though none of the 93 photos highlight how deep it is. That can also look overwhelming in a neighborhood of mostly smaller homes as well.

Cute but exterior is ruined by black window frames. Also don’t care for the cavernous kitchen design.

I wouldn’t buy but I’m sure that someone will.

Literally has every type of design in there. It’s like someone took their favorite of modern, colonial, Tudor, Mexican, preppy and threw up.

Simple clean lines and no belching garage facing the road really helps with curb appeal.
The all white interior is painfully boring. No paneling. No trim work. Just painted wallboard.

Is that the brick building out the porch? I thought it was a school of some sort.

I'd need to add a tacky carport after all the snow we've got if there was no garage at all!

Everything else is so thoughtful and then there's that kitchen with all that weird wasted space. Maybe they are relying on the butler's pantry? Anyways, one tiny sink in an island is terrible design. I hunted for another sink and hoping this is the prep sink and I missed the real sink.

I like it. There are some things I'd do differently, but overall it has charm and the scale works.

No garage? Not much landscaping/curb appeal.
