It's amazing to see how hot the North Arlington new house prices remain many close to $3 mn or above... Hearing that some offers coming in are all cash and quick 14 day close. Hard to compete with $3mn all cash offers, when you're trying to sell first then close on the new one!

This is exactly the reason. As long as the stock market is doing well, prices will keep going up. The same story is playing out in Bethesda and Chevy Chase. With that said, January brings out the craziest buyers so you need to be patient and not go into the home-buying process acting with false urgency. Agents often egg you on to overbid and buy something as quickly as possible so that they can get their commission, but that might not be the best move for you. |
| OP here - not sure I can find a bridge loan large enough for an all cash deal at these prices. Will keep looking and see what comes along! |

What’s moving fast? I’ve been watching the market in this range in N Arlington and a ton is sitting (languishing even). Separately if you can’t get a bridge loan for that amount, $3M is probably too aggressive for your existing NW / HHI. |
