What’s your view of Hallcrest community in Mclean? It’s in a very busy intersection of Great falls street but what’s the vibe inside the community? Lots of kids? Do kids take the bus to elementary school? Wondering why this house isn’t selling. |
| Can you link to some recent sales in the development to help us assess whether this unit is priced reasonably? If you have an agent, they should do this for you for any property that you're interested in -- the big brokerages have computer programs that pull these comps easily. Not saying that you need an agent as you can certainly find the comps yourself, but the best way to judge whether a townhouse is priced fairly is to look at comps. |

| Looks at Google maps, you have to be VERY VERY comfortable with road noise - so they are fishing in a smaller pond... and yeah, if its not selling it probably isnt priced right |

Seems like a pretty good deal for the right family. We live nearby, although not in this exact neighborhood.
There's not much to the yard, but with some inexpensive updates to the interior and exterior this could be a nice home, and it's in a pretty good location, walking distance to McLean High School but off the main roads. I think they did themselves no favors by putting it on the market on Dec 9. Between the holidays and the weather, potential buyers may not have been focused, and now it looks stale on the market. |

For kids, Kings Manor is preferable. Could walk to Library and Community Center snd Central Park. |
Kings Manor is more private but Hallcrest has more kids. Personally I’d never live in a Langley-zoned townhouse. |

| We know a ton of kids in that neighborhood. It's great, and was recently re-zoned to Franklin Sherman. The location is a bit of a pain, but everyone we know who lives there loves the community feel and all the kids running around. |

Thanks for sharing! Where do kids play in the community? Are there green spaces or a play structure? Also, is there a school bus that services the hallcrest community? or do kids get dropped off or walk? Just wondering for the little kindergarteners! |
Some information: https://www.hallcrestheights.org/ Hallcrest is about 1.6 miles from Franklin Sherman ES so it’s served by a school bus. FCPS policy is that elementary school kids can ride a bus if they live more than a mile from their assigned school. |

It’s very close to Lewinsville Park. |
