SFH near Takoma and Walter Reed sitting for months

Why do people think it’s sitting? Obviously the price isn’t right, but what would be the right price? Any insights on the street or neighborhood?

It's an up and coming neighborhood. Coolidge HS was just renovated and is a beautiful facility, but that's not enough of a selling point. It's also close to Shepherd Park which has always been more desirable / upper middle class, with more upscale housing types.

The price is on the higher end though, because Takoma Station (Metro) is within walking distance, and the Walter Reed campus redevelopment with new schools, shops, whole foods market, and embassies.

"More of a lipstick reno for aesthetics vs a complete rehab. Hall bath shower is only 23” wide which makes for a phone booth experience. Nice kitchen renovation but it forces your hand on whether the living room or dining room is adjacent due to thelarge island"

So they did virtual staging and still couldn’t figure out how to fit a dining table on the main level? Not good.

Yeah, for a million dollars, I want to have my cake and eat it too....at a table not abutting the couch. And the bathrooms are too personal in style and personally, they make my eyes hurt.

That's a dealbreaker for many. Many in my circle do the epsom salt baths.

This pretty much covers it OP. It’s pretty typical for bad flips to sit.

Also, the master bath gives me a headache.

That’s such a cute house but I bet some people will count it out because of the carpet in the entry. I’d assume it was hiding something tough to fix.

I don't understand all the window AC units upstairs. I guess they cheaped out on the central AC installation.
