| I'm guessing because it's semi detached that makes it more complicated. It seems that it went under contract with contingencies but the sale didn't make it through so either it didn't appraise or there was some other big issue. red flag for sure. |
| Idk it is a bit of a dump! Guessing there are also things wrong with it that we can’t see. If you want a teardown you can get a detached house with its own lot in the neighborhood |
OP here. Yes, it is a tear down/total gut job, but in the past 2 years there have been two "houses" sold in AU Park for less than 800k. I guess I am surprised that the land value has fallen so much. |

| Old and ugly, but not that different than how our house was when we bought it. Unless there’s water/mold or structural issues, you start with the windows, heavy up, and HVAC, then start knocking out the kitchen and bathrooms. |
| Tiny plot of land; scary house that looks like it has residue of water or smoke damage on walls. All the same, I would buy it for 400k. |
