OP here, I’m thinking they must be angling for a developer who theoretically could subdivide the lot into a bunch of 7000 sq ft parcels with 2/3 narrow multifamily units on each. Not sure who else would buy given proximity to 395. |
That's the only value this property would have, otherwise, it's next to a busy HW and the airport. It's walkable to crystal city and Amazon likely, so any "secluded" large size estate would command premium as a luxury product that's scarce in mostly multifamily communities. |
It's delulu price even for a developer, but they could capitalize on it by subdividing or building a larger multifamily. For a person wanting a private estate and a large older home residential parts of nearby suburbia are better value. You can buy a brand new luxury home in residential Arlington or Mclean on .5 acre for less than this, on 1 acre there are older mcMansions for this price. |
