| My contractor tells me I need to hire an architect to get county permit (MoCo) to finish basement. For those of you who have done this, how did you find your architect and how much did it cost you? 1300 SF basement and basically want a room, open area, full shower, and storage area. You know the usual drill. TIA |

| Architect was about 10% the cost of the project and well worth it on terms of overseeing the contractor. |
| Very happy we had an architect. He found code issues with our original idea and also found simple fixes that were actually lower cost to build. It also meant we did nit have issues with the contractor, because everything was clearly specified on blueprints. |
| You may want a different contractor. It's not significantly complicated to get a permit for most projects. Many contractors would handle the "Design" scope of work for this kind of project. |

| We used Margaret Upton (https://uptonarchitecture.com/) for an addition / whole house reno. She was fantastic and she bills by the hour so not unreasonable for a small project. |
BS. Adding water fixtures will require a plumbing permit. For the basement to be a habitable space, you will need an architect as it may add bedroom count to your property profile. And habitable spaces need to follow some basic codes because of health, welfare and safety (exit pathways, etc..). If your builder doesn't have an architect to recommend (just for filing purposes), keep looking. |
