| Montauk is a cut through street, no garage, and this home would really benefit from staging (get rid of old furniture, mirrored furniture and lucite seating). That would solve a host of problems |

| “Staging” (if you can even call it that) is horrific. Too bad agents are so useless that they’d rather let a house languish for four months and do price reductions than do proper staging. Of course sellers should also be more discerning in who they hire to sell what is likely their most valuable asset. |

Price. Location. There are recent sales of cuter homes, IMO, out there for $100-200k less in Garrett Park or nearby N. Bethesda.
Expansion of an older home, vs. a new home. Either the it's the pics or first floor ceiling height does not make it feel light and airy. I would not want that kitchen in my basement, nor the subgrade patio out the lower level doors. For similar $, I like this recently Garrett Park home much better. Here are the biggest issues I see:
1) House needs paint/new siding. It looks like it has cheap vinyl siding - like a tract home built in the exurbs in 1993. I actually read the thread title as "Ashburn" not "Ashburton" when I saw the Redfin photos because it has that exurban look. 2) First floor full bathroom should not open to the kitchen. That door should obviously open to the bathroom. Unfortunately, there is no powder room so I think that is why they did that 3) Kitchen off the front poor entry is wrong, and it makes the kitchen small. The obviously thing to do here was to have the kitchen in the back with the great room - a nice modern layout, with a smaller (narrow) dining room in the front of the house. Big missed opportunity Obviously the staging and mismatched floors are bad, but the 3 issues above are the real problems I see. The first makes the house look cheap and the second/third are real layout challenges. Very expensive to remedy. |
Why is the island so far away from the sink and stove? I hate that the primary bathroom is so far away from the bed. Either you have to go through the closet, or the sitting area. I guess the sitting area and bed area couldn't be swapped? I also don't like the backyard pit/patio off of the basement walk out. |

The layout is awful. You have to walk through the kitchen to get to the rest of the house. And upstairs you have to walk through a shared hallway bathroom to get to the laundry room.
