Next door house listed for $100k more.

Our home is going on the market next week and a house 1 min walk from us just went on the market for $780k. They have a 2 car garage and ours has one car. Ours is in a much better state. We were thinking for listing ours at $680k and frankly if we get that we will be happy. We bought our house in 2020 for $480k. Another house down the street just sold for $740k

I think they will have to lower their price. We are meeting our realtor tomorrow to prep for the sale etc. I hope she doesn't try to match that stupid price.

So guys do houses usually list at around the same price if so close together in the same neighborhood assuming of course they share the same features in terms size etc? It's our first time selling.

There are various thought processes for listing homes, sometimes they go with a similar price, sometimes not. Your house may look better in comparison, $100k cheaper and a smaller garage might work for a smaller or older family.

We sold a place in the DMV for over asking price and just two months later another house that was literally identical and on the same street but LESS nice than ours sold for even more. So annoying.

OP here. Same model house. Ours is much better. Our roof and windows are less than 10 years old. And that house closed 1 week ago. It was listed in July for $679k. I think they got lucky if you want my honest opinion. We of course would love to be lucky like them.

I'd list for $740.

We just had two neighbors sell for the same price (over a million), a few months apart. Guess that's what we would ask, even though we're slightly smaller but more updated.

We just sold a house where we listed at same price as a house 2 doors up.

They ended up lowering their price after a month on the market; we got a bidding war in 2 days and sold for way over list.

Ours had a pool so maybe the traffic of people looking at neighbors benefitted us as people knew that area.

This is a clear sign that the market is shifting. There is a fear of missing out. My friend in NY 1 hour from Manhattan told me that there are a lot of houses that have been listed in September. Some sellers don't want to wait until next summer. If you are a buyer this is an opportunity for a good deal. Even if you have kids in elementary it's worth moving them if you find a good deal in a good district.

I think we will have the busiest September/October we have had in awhile

How much is a two car garage to build?

You should at least try $699 if you want to be in one price filter.

Or $740.

People will understand why you picked those prices.

Put "motivated seller" in the ad and see how much people ask for as a discount.
