Can you have a stove/oven in your basement…

And still get a Basic Business License to rent your home in DC? Ceilings/ductwork in the basement are not tall enough to get a separate certificate of occupancy for the basement unit.

I have an inspection coming up next month. Thanks for any feedback or tips you have on passing the inspection.

Are you saying that your only kitchen in the house is in the basement? Or are you saying there is a second kitchen in the basement and you want to rent it out?

We’re planning to rent out the entire house. The basement is essentially its own apartment and has a kitchen. Unfortunately the ceiling height makes getting a separate certificate of occupancy to have a second unit.

The inspector is coming next month. Can I leave the stove/oven and still pass the inspection or is that not permitted and I’ll fail the inspection?

We've done this in some rentals. Cover the oven/stove top with a painting tarp and usually the inspector won't care.

Make sure you install one of those dumbwaiter systems so your slaves in the basement can bring you up some wine each evening for dinner without being seen.

When we had our kitchen installed in the basement we didn't have a stove installed. After the inspector showed up We had a portable microwave placed on the counter. The renter was content with that.

So you're renting it illegally. If there is a kitchen fire you will go to jail.

So you're renting it illegally. If there is a kitchen fire you will go to jail.


Most of the time you rent the ENTIRE house. So the basement dweller is roommates with the folks upstairs. Its legal that way. You are renting out the entire building - not two units. Its up to the tenants how they use the space. Really common in Glover Park and Burlieth for the AU/Georgetown students. The basement "unit" allow you to significantly increase rent too.

Kitchen fire in the basement and insurance sends fire investigators the conclusion becomes illegal kitchen in the basement.

Honestly, I doubt it’s worth the hassle for you to rent out the basement. Do you really want to risk getting an annoying tenant that smokes marijuana in your basement and stops paying rent.
