We got two very different quotes to replace roof with architectural shingles. Roof is 2700 sq ft.
Quote #1 - $19k Quote #2 - $9500 Of course we don’t want to over pay but is $9500 to good to be true. The company offering the lower price is insured and licensed. The owner is a lift abrupt and doesn’t like to answer questions. His guys came out to walk the roof and were professional. They said 1 - 2 days to do the work. Curious what people think and also if you recently had roof work done do you have a roofer you recommend? |

Roofing estimates are wildly vary. I would get a couple more estimates but wouldn’t discount 9500 estimate. Ours ranged from about 10k to 35k. Use Checkbooks to find reputable shops. |
They type of shingles can make a huge difference in price. "3 tab" are fine for 15-20 years on average, just lay flatter. That sounds like what they quoted for. Labor is where roofers get you. Some have learned to OVERCHARGE on labor and disposal big time, and the scam insurance companies pay it!! Thereby making them try to scam even more money out of insurance and homeowners. Sounds like your roofer is hungry and wants to work and willing to undercut on labor to get the job. Give them the job. |
Both quotes are for architectural shingles and we live in Petworth DC. We have 3 tan now and FWIW some insurers will not cover a house with them - even a new roof. |
Call Crystal Exteriors. They were the cheapest quote and gave us a very detailed estimate and were very pleasant and professional to work with. The roof is beautiful. |

The elephant in the room is that one price is double the other. So that tells me in all likelihood they are not envisioning the same scope of work. Assuming the 2700 is accurate that means the 9500.00 bidder is 350 a square. Low but not out of the realm of reality. At that price it’s likely that not all the workers will be covered by his workers comp policy. WC rates for roofers are 50% so that gets very expensive. I don’t work in the DMV so not sure if you need to pull a permit but you should definitely be named an additionally insured on their policy. Also recent code changes have guys covering the whole roof in ice and weather these days. So without seeing the bids it’s hard to judge. I think you need to do more homework. |

High Technology contractors did my roof and my neighbors. Very professional people give them a call for estimate and ask for free gutters with the roof replacement and it’ll end up being better deal. |
