I've been happy with Federal Title over several transactions. Book it yourself and they tend to discount your end.

I have also used Federal Title and had a good experience. I'd use them again. I appreciated that they did a reissue rate on our title insurance (it was a refi) without having to ask for it.

Hell no. If there are any disputes about your property deed Title insurance can make a big difference. I agree that most are idiots but what you are buying is the coverage.
