how's real estate market now with all the school boundary rezone?

Our current home value either may stay put or go down depends on the outcome of school boundary rezone. We are in montgomery county. We originally want to shop for bigger house, now I feel like I should wait till the school boundary rezone is done. How's the real estate market now in montgomery county?

My neighborhood stays at the same ES/MS/HS under all the options. You could focus on those

10-15% price going down is likely in average case for us.

20-25% price going down is likely with option 3 proposed by MCPS.

We are in Tilden Area currently zoned for WJ with 18% FARMS. FARMS will double or triple for here in new school.

Currect decision. Some areas will get worse for sure and you are likely to loe 10-20% value quickly.

We are Wootton and getting rezoned in Crown. We will take a huge hit.

Some current WJ neighborhoods are going to be completely screwed (big hit to property value), while some new WJ neighborhoods that will be bused in are going to huge winners (property value will go up).

It was a huge outcry when they did this in HoCo but I think the BOE did it anyways.

Huge gamble to try to guess how this will play out though.

Read the link you posted. It states:
MCPS will continue to receive feedback on these maps from the community through outreach surveys and public engagement sessions, which they will then utilize to create a new set of options. The final boundary option, which will be presented to the MCPS Board of Education by the Superintendent, is expected to be released by Dec. of this year. If approved, changes will be seen beginning to be implemented in the 2027-28 school year, but won’t be fully in motion until the 2029-30 school year.

The market is paralyzed by fed job cuts and tariff uncertainty this year, OP. Honestly, boundary discussions aren't top of mind for most people, because they will end up impacting only a sliver of residents. I've seen the maps. Most people are not impacted.

So... it means you have the opportunity to snag an unsuspecting buyer if you want to sell now. But again, this is not a seller's market like before, so you might not get an optimal price this year, or next. OTOH, maybe you can find a larger home and lowball your offer, since it's not a seller's market!

Look around and see if you can find something you like. The problem will be solved for you if you can't find anything.
