| We would like to add a solarium (glass roof) to our house to get more light in. Is it something that would be good/bad when selling the house? |
|
Which direction would it face? Around here I would be concerned about heat in the summer. It could get very hot in there if you don't have coverings for all the windows (or skylights or whatever you put in a solarium). We only have 2 skylights in our kitchen and we keep reflective film on them all the time. Without it we were getting sunburn just standing there (and this is on the northwest side of the house). Are there trees around the solarium area? That might help.

Air conditioning it is going to cost a lot. |
| If it's something you think will add substantive value and "pay for itself when you sell", it will not. If you want to do it for yourself and have addressed the heating/cooling issues, go ahead. |
| Can you add a skylight or sun tunnel? A solarium would increase AC/heat costs. As a buyer I’d be concerned about that. |
| I’d be worried about potential leaks and energy costs. |
| My neighbor had one shipped in from the UK and installed on the back of their house. It’s barely useable. It has leaked since day one and they had to get heated floors to be able to be comfortable in the winter. It cost a ton and they’ll never recoup what they paid. |
| I find they are usually too hot or too cold here. |
