Seller—dual agency agreement?

Anonymous
If you’ve sold your house lately or are a realtor —chat gpt says dual agency isn’t in the best interest of the seller. About to put home on market and listing agent has presented us w consent for dual agency agreement.

TIA.

If you don't agree to dual agency then agents affiliated with the same brokerage as your listing agent can't show the property. That clearly would not be good for you as the seller bc you are limiting potential buyers from seeing your home.

This. What you really want to avoid is the same agent individually representing both sides in a transaction - which is illegal in Maryland. Confusingly what Maryland calls “dual agency” should be called “dual brokerage” to make it clearer. Agreeing to dual agency allows you to have a buyer represented by Agent B at Giant Real Estate Brokerage Inc. buy your home if you are already represented by Agent A at Giant Real Estate Brokerage Inc. as your listing agent.

This is exactly right. I am a Realtor in MD and it is illegal for one agent to represent both sides. Your agent should be explaining these forms to you though.
