chevy chase house sold for low-ish price

Why did this house in chevy chase sell so low? usually a house like this in CC so close to dc and west of the creek would sell for at least 1.2 million, but this one went for barely over 1m. what was wrong with it?

op again, there are houses in silver spring 20910 of similar size that go for as much as this.

Interesting.

We're starting to see data in real time that confirms this administration has dealt a measurable economic blow to the region.

Did you look at it on street view? Hint: you better like stairs.

The front is not appealing but I bet they never use it. There’s an alley in the back and the “ground floor” in the front isn’t even the floor with the living spaces.

But yeah all that unusual layout stuff is surely a price factor.

It sold in 2019 for 900k. So was already at a discount to neighbors

But to a pp’s point, the phony baloney zestimate chart was expecting more (and then nosedived after the sale)

There was a $150K price cut in two weeks. This feels like a desperation sale where the owner was more concerned with selling really quickly than getting top dollar.

Moco has been all over the place, this one in Chevy Chase View dropped over $100K until it went pending

Really really ugly exterior and kitchen.

I’m in NW and shocked by how long some nice homes are sitting on the market. Over the last few years, those exact homes were selling within a week, usually before even going on the market and for 100-200k more than what they are currently listed at

+1. And no driveway either. You need to be in very good shape to live in this house. You'll get a great workout just by taking your groceries from the car to the house. And the mail and package delivery people will probably hate you.

There’s an alley with a driveway in the back. I doubt they ever use the front.

+1 This house normally wouldn’t sell this low. Is it perfect? No, but it’s a totally nice house with plenty going for it. Even tear downs in that neighborhood go for more than this sometimes. My guess is also a seller who needed to unload quickly.

I'm in MoCo, in a townhouse development with a walk score of 99 that has a metro station 5 minutes away by walking. A unit in our development went under contract two weeks ago at a record high, 10% more than the last sale in 2024 even though the properties look identical (and it's not too much cheaper than this house). I think real estate is very uneven right now, but I think walkability and proximity to transit are back to being valued.
