False advertising with pictures

I live near this house for sale and the grass on the lawn is brown.

The pictures in the listing show the lawn to be green. Isn't that false advertising and can't they be sued for this?

Also, why wouldn't the people selling this house fix the grass before listing it?

Just doesn't make sense.

They should have just spent the money and put down sod.

The exterior pictures on all listings are almost always fake -- the grass is brightened, the sky is perfect, the color of the house is brightened, etc. On the interior, there's also doctoring with brightening and virtual staging.

I am planning to take picture in late spring to catch all my best blooms, and maybe put the house for sale in late winter of the following year.

Think through your awful pettiness for a sec: aren't your property values helped by a rapid sale? Wasn't the grass green at some point? It's not actually a lie, is it?

Yes, this is such a weird post. First time at the rodeo, OP? Sometimes, they even do whole virtual staging in listings! There's tons of touch up and AI. That's why you...see the place. Can you sue because grass looks more brown than green on a listing? Um...no. No more than I could sue that sweater online looked more green than teal. TF.

I went to the open house this weekend and wow, the inside of this house is really pretty. The primary bathroom / closet and kitchen are impressive.

Back to the topic, I talked to the realtor and she said that the sod was green when it was laid down but it wasn't watered properly so it turned brown. But now, it is being watered properly and will turn green soon. Hope that puts OP's mind at ease.
