North Potomac house

I'm wondering why this house is priced low for a Wooten HS neighborhood. Is it because it is really only 3 bedrooms and that 4th bedroom is bust?
And no, I'm not the realtor. I'm getting ready to sell and just trying to figure out where to price our house.

Less in-demand elementary school, and maybe concerns about it being rezoned to Crown?

Kitchen is blah and tiny.
I don't understand the floorplan for the 2nd floor. There's a bedroom next to the WIC of the primary BR. It looks like you can only access it from some side stairs, and that's the only room you can access from those stairs. There's no bathroom access for that BR. Looks like there is also a room below it on the 1st floor. Neither room has a closet per the floor plan.

Comps for other homes also show price to be around $800K to 900K

QO seems more likely than Crown, the front half of the neighborhood from Darnestown is in QO's walk zone.

Not exactly. North Potomac can be Rockville, Gaithersburg, or Potomac. Just depends on the exact location.

Many areas of WJ and Wootton won't be in the same school after rezoning. It could be related to that.

Dufief is not getting rezoned to Crown that is absurd.

This house isn't selling because of other houses on this street are not taken care of. And the floor plan.

It hasn't sold because it is a gut inside and out.
Redoing this house will cost a small fortune with not much return.

The price is correct if this house was already remodeled which it is not.

Ok, but none of them are going to be Potomac and it won't be zoned for Wooten, hence the price.

I would not bet my savings on DeFief staying at Wootton (4.5 miles). Odd that it's there in the first place.
Closer to QO (2.0 miles) and Crown (3.5 miles).
