DC - lots of listings not on Redfin, Zillow, MLS?

I live in the Georgetown/Glove Park area and have noticed lots of houses with for For Sale signs but not being posted onto Redfin or Zillow. I've noticed that this has become much more pronounced since the settlement with the DOJ.

Many of these are new renovation flips or otherwise "luxury" homes, though older homes also occasionally are not listed on the MLS (but have a For Sale sign out front).

What's the business case for avoiding the MLS? Why would an owner agree to only list exclusively on the brokerage's website? Seems like you're missing a ton of eyeballs.

If there is a sign on it then it probably was listed on MLS and has since been withdrawn.

Private exclusives usually do not have a sign on the house. Reasons to market privately include preventing a record of what it is not worth if it doesn't sell, not wanting photos of your house on the internet, don't wanting random people going through your house.
