We're looking for builders to bid on renovation plans drawn by an architect, but somehow keep getting referred to design-build teams who want to restart the process and do their own measurements and design. Our work has us traveling overseas a lot, and we don't have kids, so our network in the area is small and hasn't yielded any good leads. This is for a home in N. VA--Falls Church with a budget in the range of $200-300K.
Recommendations and red flags about who to avoid are deeply appreciated--TIA. NOTE: Cross posted in Real Estate b/c wasn't sure which one of these areas would be best. |
| I used FGS construction for a similar situation (smaller budget though, and in DC) and was happy with them. They are based in Maryland. |
| Why isn’t the Architect recommending GCs ? |
| Using Real Time Home improvement for my Falls Church addition with a 400k budget and have been very happy thus far |
I'd venture a guess that the Architect is no longer in the picture - not anyone's fault. At that price point (a lot of $, but also a definitely a little), continued architect involvement is not necessarily beneficial. Of course, that's easier said knowing a bunch of builders. Sorry (different area code by far) would assist if I could. |
They tend to recommend $$$ contractors |
| I have been super happy with ARCopenhagen, a design build firm that also does GC work based on pre-existing plans, such as in your case (and mine). |
