| What rate can you get now, what is the size of the mortgage and how much is the refinance? You are asking people to do the math for you without giving them the data. Refinance whenever it saves you money. People like to come up with arbitrary rules of 1pp rate drop or more to refinance but there is really no such rule. Depending on the size of the mortgage and fees to refinance it might make sense to refinance even if the rate just drops by 0.5. |

I have a 6.5 APR and thinking we'll refi once rates dip to 5.25. Maybe 5.5.

| See if you can find a no cost refi where they rebate you some money for closing costs in exchange for a slightly higher rate and take that |
