Agents Paid Hourly Rates

I keep seeing here that people are paying buyers' agents hourly rates or flat fees. Can anyone recommend an agent that they used with these terms? Or what brokerages will do this? I haven't had any luck finding an agent who will work for an hourly rate. Thanks.

Spicer has always done hourly. I'm talking about agents who have started working hourly since the lawsuit.

Just understand you will likely be expected to pay that hourly rate whether or not they close a house for you.

So if you spend 10 hours looking for houses and don’t find anything you like or if you lose a bid, you will owe $2,000 is the hourly rate is like $200 (which would be on the low side).

PP one incentive is to get paid regardless of whether the buyer finds a house. Eliminates the kick-the-tires client who is just looking.

Reputation. Ability to advertise that you got a house for a customer within a certain amount of time, good references, etc. Just like other businesses.

Those who understand the market and work well with/understand buyers will do well.

OP, you don't need a buyer's agent. You can find houses easily online yourself. If you have a defined area it's even easier. Then you can hire a lawyer to draw up the contract.

This. There is no need to use a buyer agent. This is going the right direction a more streamlined service and pay appropriate to work performed. The days of agents exploiting buyers with ridiculous 3% commissions and buyers exploiting agents just seeing homes no end in sight are over.

Two buyers agents have told me they're still 3% and worth it, plus broker fees of nearly $1,000 they also told me they know people who are doing it for NO money at all and they don't know how they're doing it. I wanted to stop them right there and ask them who?

I cant find anyone who will work hourly so not sure what people are talking about on DCUM.
