Renting an Airbnb from a family member

Anonymous
A family member offered us to use their Airbnb at the"family and friends rate" while we do a necessary renovation project at our house, which I believe basically means taking off the Airbnb fees. For a $200/per night place, what can I expect is the amount they receive when renting through the site? If we rent for a month or two months, do you think it would be cheaper than just the per night charge x30 or x60?

Asking here before talking more with them because I don't want to bother if it'll be too expensive to consider.

Other than being a good clean guest, what other things would you keep in mind when renting from friends or family?

I wouldn't do it. Especially because they didn't openly state the rate.

It just seems like too much potential conflict.

My offer would be what I typically gross for that month because I'm not looking to lose money on someone. That's typically not going to be under 1.5x my mortgage and in high season it's 5-6x my mortgage

How does your take-home amount compare to the amount listed in Airbnb site?

I'm actually concerned they'll cut the price too much as a favor, but I think I'd only feel comfortable if we were close to covering what they normally would get.
