How do you decide which one to use if the college accepts the common app? Several have applications opening August 1st and I am not sure what to do.

Do you intend to apply to more than 20 schools? If so, use the school-specific apps for (n-20) schools. Otherwise, common app is fine.

is there an advantage to using the school specific app over common app?

So you could do 5 on their own, 20 on common app...This is all so confusing!

Not every school will allow both. My kid applied to 22 schools so he did 20 through common app and the other two through school-specific app.

There is no advantage to using one over the other, other than convenience (by using Common App) or expanding numbers (by using individual apps).

But admissions folks don't weight one more than the other.

What if you have a waived fee due to visiting? I know I can look up each school but I'm just wondering if in general there is a place to put a code on the common app.
