For staging, get rid of the dumpy brown couch in the screening room & put in a few leather recliners.

Nice house. I would expect it to sell for close to that but a better strategy might have been to price it a little lower.

For that price, wish it had off street parking. Lovely house, but also too expensive for us.

The price per sq ft seems in line with AU Park but I guess it’s too high for this house! It’s always the price. Also I think that addition is super ugly but that’s just me

Unsure. I love the house - kitchen/deck/family room seem to work especially well together.

I love this house, especially all the natural light. The market is rather flat in general. As soon as the Fed starts to lower rates I'm sure we'll see more movement.

Do those kitchen windows that open to the back porch have screens on them? If not, I'd never open them that way because I wouldn't want a flood of mosquitos in my house.

It’s now pending, but it’s pretty ugly. Too much white, the rooms are small and lacks character. Feels like a starter home.

Brick box, definitely lacks character, plus the ugly windows in front. Other homes in the neighborhood with more charm have been selling for less.

Those wide open windows over the kitchen sink are gorgeous - but how often do you actually get to open them like that in DC? really wondering.
