Information on Local area Black Beach Resort enclaves/towns?

Was surprised to find out about historical Black beach areas in the Maryland/Annapolis area. I am interested in buying in one of those areas, is there any one currently residing in one of these enclaves who can give me some insight on the community and area? do they still contain a sizeable Black American population? Do they all have access to the beach? Is population year around or mostly summer vacationers?
