IZ unit purchase

I was qualified to purchase IZ unit in DC. I have my hesitations though. Does anyone has experience with the program? How does it compare to continuing to rent?

If your income is not anticipated to rise significantly over time and you plan to be here for a long time it is a far superior to buy.

Keep in mind that the resale price is income restricted as well, so appreciation is limited. It can be a good option for some people, but only makes sense if you plan on living in the same place for an extended period of time.

It might work for some, but there are downsides. It sounds like it did not work well for this person, for instance: https://www.reddit.com/r/washingtondc/s/53c0HbDvlF

Op, what is your profession? How much do you make?

Is it a condo or th or house? How long do you have to keep it to sell at market price and does it specify that you can’t rent it? Read the fine print

In dc generally 25 years from the date that the first buyer buys it.

It is designed to be a place where beyond what could normally afford where eople can live for their working years without a commute enjoying city life and then sell at a profit at the end. If that is OP it is a great buy. If OP wants to buy for profit in a few years, the program won’t work.
