Why is this priced so low?

I guess it could be in terrible shape inside, plus it's on a busy street, but $1.585 for WP Wardman seems low. The assessed value is $1.8. Zillow estimate is $1.79-2.23. Is this just part of the bidding war game? So annoying and lazy.

I think it’s part of the bidding war game, combined with needing key updates (no interior photos yet). It will go for more, of course.

of course it went pending immediately. From the photos, it is actually a nice property. Needs updates sure, but not much worse than others on the market

Saw this house over the weekend. Great location, has charm, cathedral views, but very beat up in ways that don't show up in the photos. Floors, cracked tiles, needs a lot of work. Price seemed about right, though someone may have gone a little bigger to get the property. My guess 1.625.
