I lived in FFX city for a decade, 2001 - 2012, and it was a great town. Experience with schools was excellent. Highly recommend.

I used to work in Old Town. Traffic to get in/out to just the highway is a bit of a nightmare. I used to commute to/from Alexandria and it could sometimes take me an hour to drive 5 miles. Insane! DC commutes are just generally bad if you are driving during rush hour.

If I were you, I would focus on West Springfield or Annandale that feeds into Woodson High.

OP - you really need to be careful. I fear what will happen to your kids if you send them to a school in some of the HS pyramids being mentioned here. If there is more than 10 or 20 percent FARMS/ESL students, your children are likely to be brought down by those other students. Those kids come from families and neighborhoods riddled with gangs, drugs, and violence. There are seriously some apartment complexes in southern and eastern FFX County that resemble 3rd world countries. I mean, almost everyone living there can't speak English, and you'll be lucky to find a white person in sight. If $450k is all you can afford and you care about your kids, best to buy a condo in one of the better HS pyramids like In Vienna, Great Falls, or McLean. If you can't do that, you might want to move out to Loudoun. It's newer so a lot of the poor and Hispanics haven't ruined a lot of the schools there yet.

There are niches for all kinds of kids--even the smart ones --at any school. Every school in FCPS offers AP or IB. I go for choosing the area that allows the most family time.

Pimmit Hills isn't a good choice for the OP. If you follow the PH boosters, they boast on other threads that $400-450K only buys a shack there now that someone can tear down. OP didn't say she has an additional $250-300K available to build a new house. Looks like yet another example of attention-deprived PH posters trying to hijack every freakin' thread.
