The large lot can be subdivided and the owners didn’t realize that when they priced it.

Looks like it has been updated. It's now showing a much more reasonable sale price of $1.282M.

This one -- Falls Church address, zoned to McLean hs, (which we had a thread on https://www.dcurbanmom.com/jforum/posts/list/1314398.page ) -- ended up going for 130k over list. It was pending within two days and it looks like it closed today.

Our HHI is 1.2M. We could has gone up but are comfortable with that price. We are pretty risk adverse people in general.

That lot can not be subdivided. It's a quarter acre lot.

Looks like it was a typo. The sale price has been changed to $1,282,000.

Apologies, I thought I’d put that in. Bethesda 20816. The house was listed for $1.8m.


It went under contract in 7 days for a little over $1.9m and was sold 2 weeks later. Are people really doing these super fast closings now? Maybe a cash sale?

Surprised this one in Cherrydale is sitting. We toured it and it was well done. Maybe the 3 beds vs 4 on the 2nd floor is a dealbreaker for many?

I think it’s probably the apartment building in the backyard. Picture 25 with the soaking tub in front of a giant window overlooking an apartment building is a choice.

I’m seeing a lot of new builds sit.

I commend this builder for using some bring and not just vinyl on the facade. But I am kind of over the swooping roof line (better than modern farmhouse, though!).

The issue is it backs up to an apartment building, and is ~100 feet from a Safeway and a big lighted parking lot.

Those are all going to bring noise and light pollution, including at night (grocery stores have lights on and people/trucks restocking overnight)

Those things are deterrents for someone spending $2.2 million. With that budget I’d seek out a house tucked a few blocks away on a quieter street.
