I live up the hill from this one, it’s a new build duplex that has been under constriction for about a year. It’s 4,000 sq/ft, but I think $2.25 is too high for an attached house. Predictions on what it will actually sell for? |

Correct, the two homes are just connected on the first floor. This was previously one SFH, which was torn down to build two SFH-sized homes attached at the hip. |

Isn't this a SFH? Based on the photos it looks like a SFH, and the listing has the property time listed as single family as well.
That being said, that's too expensive for Del Ray. Someone buying that prolly has a family (ie kids) so unless going private, the lack of good schools makes that price point an issue. |

Wait, this particular project has been discussed many times on the real estate forum with a poster always posting that these TH had already been sold prior to being constructed. Search for Missing Middle threads.
They're attached. It's the corner lot right by Duncan library at Commonwealth. It's either a double or triple lot originally and there was a small older house on it before that was torn down. There are now two large townhomes attached in the middle, each with its own driveway and ADU/garage. Someone will definitely buy them. |

I find it interesting that some people are willing to pay this much for an attached house with virtually zero yard, when a comparable new build SFH could be obtained in the same neighborhood on a slightly larger plot for a similar price (for example this one: https://redf.in/HOlijv) |
That Monroe Ave house has less yard, is on a busy street, and doesn't have street parking. |
Two things, one of which is huge. 1- Monroe ave is a main throughfare, Uhler is not. 2- That was last June. The market has continued to be squeezed. This will most definitely hit 2M. |
