Anyone in DC with ADU (affordable dwelling unit) experience? As owner/landlord?

Hi DCUM,

Has anyone had experience selling or renting out your ADU property in DC, ideally in the last few years? We’ve owned an ADU since 2016 and are looking to move out for personal reasons. I’m having a hard time finding good information on what is required if we want to rent or sell. I know it is still supposed to be within the ADU system to other income qualified renter/buyers… but how does that work? Are their realtors or property managers who specialize in this? Any personal experience or recommendations are appreciated, thanks!

You should reach out to DHCD. There's a form on their website to start the resale process - https://dhcd.dc.gov/sites/default/files/dc/sites/dhcd/publication/attachments/2022-7-25%20IZ%20ADU%20Resale%20Price%20Request%20Form.pdf%20%28Fillable%29.pdf.

They will provide the maximum resale price and help find a qualified buyer.

I almost bought an IZ/ADU which has pretty much the same rules. You are not allowed to rent an IZ or ADU. Selling can be tricky because you need to find the right buyer who qualifies. There has to be 1 person per bedroom and the household income cannot exceed the IZ/ADU limits at purchase time. This can be tricky because they also need to make enough to get a loan. Im assuming they will need to use HPAP as well which tends to run out funds quickly. There is an agent named Robert Morris if you look him up THE WAR TEAM. The guy has sold like 100s of izs and adus and knows all the ins and outs. Seems to kind of have a monopoly on it. The problem with using an agent that doesn’t know the rule is that when you think your getting somewhere DHCD could shut the whole thing down if things are not done right.
