Exterior painting quotes—48k?

This is for a 4k sq ft house; one story but very high ceilings in places. Built in mid 70s “modern” style, no intricate detailing. And does not include 7500 in carpentry (trim siding and facia replacement where necessary). Including sanding, priming where necessary and two coats. We are in the Richmond area, btw.

We have saved 30k for house stuff and we have other projects so this is a bit of a shock. Anyone have similar size homes and gotten quotes recently? Thanks.

Get more quotes. Find local recommendations on a listserv or NextDoor. That is very high (even for DC), but not out of line with what some of the high end companies charge around here. But LOTS of reputable painting companies charge much, much less.

This is why I installed luxury high end exterior vinyl siding.

When someone suggested it I thought it was cheesy.

I'm really glad I made the choice.

Consider painting your wood with pre painted Hardee board or consider luxury high end exterior vinyl siding.

If it is a forever home i'd go with the pre painted Hardee board. If not a forever home consider the high end vinyl siding.

While you are getting painting quotes also get vinyl siding quotes and Hardee board install quotes.

That's crazy. You could get hardi plank and never need to paint again for that price.

Not knowing what painting you need if it's all wood exterior that needs paint I estimate it should be 5-7k

OP here, I'm definitely getting a few more quotes and am now reaching out to people who do siding as well.

If the difference is 10k or less, we will go with Hardie board. Currently the house has t1-11 siding--essentially plywood. Its flat, vertical board that come in sheets so should be fairly easy to rip and replace. There isn't much in the way of complicated woodwork, and almost no trim, but we would still have to paint railings around the stairs, garage, deck etc.

First, anything has got to be a better appearance than T1-11.
Except for vinyl. You can call it "high end" or (lol) "luxury" and it may last forever but it will be ugly forever.

We live in McLean (22101), houses are ~4K sq ft in our neighborhood. My two neighbors recently had their exteriors painted and they told me to budget $14-$18K. It looks like they both had about 4 painters at their homes over about 3 days - based on what I saw. So $48K sounds insane to me.

We got quotes for $20-25K for a 2000 square foot house exterior.

Op here: second quote was 12k for labor estimated 5k for materials. Obviously first quote was insane. Waiting on siding quote though
