Why is this house sitting?

We are exploring NW neighborhoods, knowing very little about them right now. Curious why this house has been sitting on a low-supply market: https://www.redfin.com/DC/Washington/3638-Cumberland-St-NW-20008/home/9977503

How is this location?

It’s nice and the location is fine but not worth $2 million. If it was, it would have sold by now.

And while that is not a high crime neighborhood, overall crime rates in DC continue to spike and I sense that is nudging some people at the $2 million+ price point to look more towards the close-in suburbs than the suburban-style parts of DC like this.

Price. To me, that house is nice and in a lovely (no crime 🙄) neighborhood but the stark white walls and slightly elderly kitchen make it look like it was quickly prepped for sale.

Of course, I live on the Hill (more crime 😆) and my house is worth half as much so maybe I’m way off.

There is a thread on this house. I can’t find it. The consensus was it is overpriced. It’s already had a price decrease.

Crime in DC is sky high. People are moving out of DC.
